Cardinal Management Group - Resale Disclosure Fees

Thank you for requesting information on obtaining Resale Disclosure information from Cardinal Management Group, Inc.

As you are probably aware, most states require some form of disclosure at the time of a sale. This page on our website is intended to provide you with the necessary information for you to properly request resale disclosure information.

For our clients in Virginia, our fee to process and produce the required Resale Disclosure Packet is $250, not including delivery fees, postage or "rush" fees. In some cases, you now have the option of either pre-paying for this service or choosing to have the fees assessed to your account and paid at settlement as part of your closing costs.

For our clients in Maryland and West Virginia, our fee remains $100.

The following Cardinal-managed communities only accept payment in advance for Resale Disclosures:

The Cardinal-managed communities listed below require more than one set of documents as these communities are members of more than one Association.

Surrey Condominium at Manchester Lakes	$250 - Does not include Master Association fee

Unit Owners Association of Victoria Crossings at Manchester Lakes	$250 - Does not include Master Association fee

The Associations listed below have fees that are other than $250.

Fair Ridge Recreation Association	$150
Hampton Chase Recreation Association	$150
Manchester Lakes Master Association	$100

The remainder of our communities (in Virginia only) will allow you to choose to either pre-pay for required fees or have the fees assessed against your account and collected at settlement/closing. If you are requesting Resale Disclosure from any of our communities in Virginia not previously listed above, you may download the request form here: Resale Request Form with Payment Options, or you may contact our office.

Please be reminded that if you choose to have the required fees assessed to your account and collected at settlement/closing, you are responsible for this fee as with any other Association assessment and it is due and payable regardless of whether or not a sale is actually consummated. In the event that a sale is not completed, the fee is immediately due and payable and will be subject to all of the normal collections practices and penalties of your Association.
